1020, 2024, 1028, 1032 and 1042 Sixth Line

The Town of Oakville has received a complete application by 1463291 Ontario Inc (Dunpar Homes Inc.) and Lisa and Taylor Rogers for a proposed Official Plan amendment and Zoning by-law amendment.
A Public Meeting before Planning and Development Council will be held on Monday, September 11, 2023, for this matter, wherein a recommendation from staff will be made. For more information visit the development application page.
An Official Plan and Zoning by-law amendment application has been submitted to permit redevelopment of 1020 to 1042 Sixth Line with 55 townhouses units and one semi-detached dwelling (total 57 new units). The existing heritage house at 1042 Sixth Line is proposed to remain.
The purpose of the Official Plan Amendment is:
to modify the Natural Area designation limit;
to re-designate a portion of the subject lands from Low Density Residential with Special
Policy Area overlay to Medium Density Residential;
to remove the Residential Low Density Special Policy Area overlay; and,
to permit a maximum density for the Medium Density Residential of 47 units per site hectare.
The purpose of the Zoning Bylaw Amendment is:
to modify the limit of the Natural Area (N) zone;
to introduce a permission for existing dwellings to remain in the Natural Area (N) zone; and,
to rezone a portion of the site to Residential Medium (RM1) and introduce/amend site specific RM1 zone special provisions related to:
the deletion of the maximum lot coverage for all buildings;
the deletion of minimum lot area per dwelling;
revise the minimum lot frontage for all dwellings to 4.27 m;
amend various minimum yards per a figure in proposed zoning;
amend the minimum separation distances between buildings to 1.8 m;
increase the maximum height of 12.4 metres;
delete minimum landscaped area regulation; and,
permit above grade decks to extend 3.6 m from main wall of dwelling.
The subject land is located on the west side of Sixth Line, just north of the QEW and North Service Road East.
At this time there are no other applications, under the Planning Act, R.S.O. 1990, c. P.13, as amended, pertaining to the subject lands.
If a person or public body would otherwise have an ability to appeal the decision of the Town of Oakville to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to Council c/o the Town Clerk at the Town of Oakville, Clerk’s department, 1225 Trafalgar Road, Oakville, ON L6H 0H3 (Dropbox is located in front of Town Hall) or at TownClerk@oakville.ca before the proposed official plan amendment is adopted or the by-law is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting, or make written submissions to Council c/o the Town Clerk at the Town of Oakville, Clerk’s department, before the proposed official plan amendment is adopted or the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
